COMMERCIAL SURVEYS
AS-BUILT SURVEY
- An As-Built survey is a survey that documents the location of recently constructed elements of a construction project. As-built surveys are done for record, completion evaluation and payment purposes. This survey shows the owner, the Title Company and the Lending Institution the location of all improvements in relation to the property lines, known setbacks, and known easements.
BOUNDARY SURVEY
- STANDARD - TYPICAL SURVEYS
- a survey that establishes boundaries of a parcel using its legal description, which typically involves the setting or restoration of monuments or markers at the corners or along the lines of the parcel, often in the form of iron rods, pipes, or concrete monuments in the ground, or nails set in concrete or asphalt.
- CATAGORY 1A SURVEY
- The term Category 1A refers to the standards and specifications published by the Texas Society of Professional Surveyors. While a Category 1A Survey can be prepared on any type of real property, it is most commonly requested for transactions involving commercial and industrial real estate
- ALTA SURVEY
- ALTA surveys shows the boundaries of the property, the location of improvements on the subject property, including any and all structures, fences, utility lines, roads, etc., along with the location of any/all easements. They are a detailed survey performed by a registered licensed surveyor, prepared in accordance with the standards specified by ALTA ( the American Land Title Association ) and ACSM ( American Congress on Surveying and Mapping ).
TOPOGRAPHIC SURVEY
- A topographic survey is a survey that measures the elevation of points on a particular piece of land, and presents them as contour lines on a plot. Measurements are taken with our new state of the art GPS unit and/or with a high quality Total Station.
LOCATION SURVEY
- Location surveys are performed to identify the location of areas and items in relation to each other. It assists in planning however, an additional survey may be necessary to identify boundaries and other details for legal documents.
TREE SURVEY
- A tree survey is conducted to identify the type and location of trees in relation to the boundary lines of the specific property. The information shown on a tree survey is useful in the planning and development of the property.
ELEVATION CERTIFICATE
- FEMA has developed a standardized Elevation Certificate form that is used to gather elevation data for the purpose of accurately assessing flood risks to structures located in Flood Hazard Zones . We offer an Elevation Certificate for property owners for the purpose of accurately assessing flood risks for submission to insurance companies and submission to FEMA for flood determination review.
